When you want someone in the room with you

Finding a home is free. This is the part that isn't — and the part nobody else in Orange County will sell you.

Read this first: you do not need to buy anything. We will find your mother a licensed home, call it to see who has a room, and tell you what it really costs — free, in English, Spanish or Vietnamese, whether or not that home ever pays us a cent. That is the whole service for most families and it is where most families should stop.

What the free service already covers

Finding the homesAll 1112 licensed homes in the county are on this site, including the ones that pay us nothing.

What you can hire us for

Some families want more than a shortlist and a phone number — usually the ones doing this from another state, or from a hospital corridor with three days' notice, or in a second language. This is a person's time, so it is not free:

We come on the toursSomeone who has been in a hundred of these houses walks through with you and asks the questions you would only think of on the drive home.
We read the admission agreementBefore you sign it. Rate increases, discharge conditions, what 'level of care' actually means at that home, and what happens when her money runs out.
We file the Medi-Cal / ALW paperworkThe Assisted Living Waiver has a 6,287-person waitlist and an application most families abandon. Getting on the list early is most of the battle, and it is the single most valuable hour we sell.
We keep calling after the moveWeekly, for the first month. The first thirty days is when a placement goes wrong, and it goes wrong quietly — a family who has already moved in has nobody left to call, because the referral service was paid on move-in day and moved on.

What it costs

Finding you a home $0. Always. Including Medi‑Cal.
Advocacy, by the hour $150/hour, billed in 15-minute increments.
“First 30 Days” $600 flat — the tours, the agreement, the waiver paperwork, and weekly calls for the first month after she moves in.

Quoted in writing before anything starts. No retainer, no subscription, and you can stop at any point.

Two rules we will not bend

We never charge you to be shown a home. Not a listing fee, not a “premium match”, not an unlock. Every licensed home in Orange County is on this site for free and always will be.

We never charge you more because your home pays us nothing. The Medi‑Cal family and the private-pay family are quoted the identical rate for the identical hour. The moment that stops being true, the free placement above becomes a sales funnel, and we would rather not have the money.
